Incentivising Infill Development Fund
The $350 million Incentivising Infill Development Fund (IIDF) is driving Queensland towards the delivery of more diverse, affordable and well-located homes, faster. The fund provides targeted support to residential developments that increase housing density and diversity in areas of high demand, including relief from council infrastructure charges.
The fund aligns with other initiatives to fulfil the Queensland Government’s commitment to deliver 1 million new homes by 2044 across the state, meeting the demands of our growing population.
Funding details
By providing relief for known infrastructure costs, the fund is helping mitigate potential cost increases for homebuyers and supports projects that deliver new homes, faster.
Since its launch, the IIDF has supported a range of projects that:
- increased density in well-located infill areas
- promoted housing choice within existing urban areas
- contributed to affordability and the supply of diverse housing options
- aligned with state, regional and local planning priorities.
Current status
The fund is currently closed and not accepting any further applications.
The department has assessed all 226 applications that were received, with 164 being conditionally approved. All of the successful applicants have been notified.

Approved developments
164 projects have been conditionally approved for IIDF funding, injecting more than $200 million into bringing developments to market sooner, supporting a total of 9,808 potential new dwellings and 989 potential new lots.
The department is currently in the process of executing funding agreements and processing payment claims for approved developments.
